Independent project management, superintendent and contract administration, and facilities management for clubs, hospitality groups and asset owners from Tweed Heads to Brisbane. Based in Bundall, engaged by owners only.
Your interests. Our discipline. Every stage.
A payment claim under a Queensland building contract starts a timeframe the day it lands. A variation priced from the builder's office looks different once someone has stood in the room. A programme that protects gaming revenue only holds if the person administering it is on site when the trades are.
Hunter FPM is based on the Gold Coast and engaged by owners and operators only. Robert Hunter leads every engagement personally, attends site, chairs the project control group, and issues the instruments that keep the contract honest: payment schedules, variation determinations, extension of time assessments, practical completion and defects. Twenty years of capital works delivery, the last eight as an independent client-side practice.
We also work for aged care, education, medical and commercial owners. If a building is being built or run for you by someone else, our role is to make sure it is done to your interest, not theirs.
From the decision to build, through the contract, to the register you keep afterwards.
For boards and operators with works coming: refurbishments, extensions, new venues, staged redevelopments, all while the business keeps trading.
Scope, budget and programme reality checks, procurement strategy, consultant selection, approvals pathway.
Tender documents, evaluation, contract form and special conditions negotiated from the owner's side.
Design management, cost and programme control, site attendance, project control group, board reporting.
Superintendent or Principal's representative under AS 4000, AS 4902 and related Australian Standard forms, on Queensland and New South Wales projects.
Progress claim assessment and payment schedules inside the contract and Building Industry Fairness (Security of Payment) Act 2017 (Qld) timeframes.
Variation directions and determinations, extension of time assessments, delay and disruption positions documented as they arise.
Practical completion, defects liability period management, final certificate, handover records the owner can rely on.
For owners who want the discipline of a facilities department without building one. Delivering project and facilities management for clubs and operators since 2018.
Essential services and fire safety, statutory inspections, the compliance calendar the auditor asks for.
Service contract scoping, tendering and management, performance reporting, cost control.
Planned maintenance programmes, defect and warranty management, capital works coordination.
We capture what you own, its condition, remaining life and compliance status, into a register you keep. Built on Standara, the facilities management asset register and maintenance planner.
On-site survey of plant, equipment and building elements, photographed, tagged and rated.
A live register with maintenance schedules and replacement years, owned by you, not by a contractor.
New works commissioned straight into the register, so the day the builder leaves is the day the record starts.
We have worked with Robert Hunter and Hunter FPM since 2018 and have found them to be knowledgeable, professional and to work collaboratively with all stakeholders to ensure our projects have been delivered in accordance with the budget, programme and quality expectations.
Named references for club, hospitality, medical and commercial projects are available on request. Selected projects are on the home page.
No. Hunter FPM is engaged by the owner or operator of the asset, never by the builder, the architect or a developer selling to the owner. That independence is the service.
Yes. We administer the contract on the owner's behalf: progress claims and payment schedules inside the timeframes set by the contract and the Building Industry Fairness (Security of Payment) Act 2017 (Qld), variations, extensions of time, practical completion and the defects liability period.
From refurbishments and fit-outs inside trading venues to staged redevelopments. The practice's delivered projects range from fit-outs to a $100M theatre. We tell you at the first call whether the project warrants independent representation.
Fees are quoted on enquiry after a short scoping call. Construction-phase oversight is a fixed monthly retainer for the contracted construction period. A pre-contract review is a fixed fee agreed before we start.
Gold Coast, Tweed Heads and the Northern Rivers, Logan, Brisbane and the Scenic Rim, usually within a 90-minute drive of our Bundall office. Sydney and New South Wales projects are run from our North Sydney office.
Yes. Facilities management oversight of contractors, compliance and planned maintenance, and an asset register the owner keeps, built on Standara.
