The problem

Build a 2,000-seat theatre inside an entertainment precinct that could not close. Every stage of construction had to sit beside a trading club, its car parks, its members and its events calendar, with the owner's interest represented at every decision.

What Hunter FPM did

Client-side project management from concept through delivery to opening: brief and budget with the owner, consultant and contractor procurement, design management, contract administration, cost and programme control, and the staging and site logistics that let the precinct keep trading through construction.

What the owner got

The largest single project in the practice's portfolio, opened as a working theatre inside a working precinct. West HQ has engaged Robert Hunter and Hunter FPM continuously since 2018. In the words of its chief executive, projects "delivered in accordance with the budget, programme and quality expectations".

The problem

A complete refurbishment of the club's lounge and outdoor courtyard, with the club open to members throughout. The board needed the building contract administered independently, the trading floor protected, and the handover to arrive with the documentation a club must hold, not chased for afterwards.

What Hunter FPM did

Acted as superintendent and Principal's representative under an amended AS 4000: progress claims assessed and certified inside the contract and Security of Payment timeframes, variations directed and valued, extensions of time determined, defects scheduled and closed. Held the head contractor to the documentation standard at completion, and ran commissioning and handover control so that the fire safety and essential services record was complete before the works were accepted.

What the owner got

A refurbished venue delivered without closing the club, a contract file that reads as it should, and a handover record the club can rely on. From the chief executive: "protecting our interests while elevating the outcome".

The problem

Reposition a heritage bowling club as a contemporary dining venue without losing the greens or the social character that made it worth keeping. Heritage, approvals, a group operator's standards and a community's expectations, all on a modest budget.

What Hunter FPM did

End-to-end design coordination across the consultant team, the authority approvals pathway, and contract administration through construction on behalf of Norths Collective, with the greens and the club's social use protected in the design and the programme.

What the owner got

A 180-seat venue that still reads as the bowling club it was. From the venue's operations manager: "a seamless experience", with the project "meeting both programme and budget requirements while maintaining high-quality outcomes".

The problem

Build new patron amenities and staff facilities directly beside an active gaming floor, on a compressed schedule, without touching gaming yield. Five design disciplines had to be coordinated into a programme set by the trading calendar rather than the builder's preference.

What Hunter FPM did

Coordinated all design disciplines, managed the tender process and administered the building contract, with the construction programme written against the trading calendar and policed on site so that noisy works, shutdowns and access never reached the gaming floor at the wrong time.

What the owner got

New facilities delivered on time and on budget beside a floor that kept trading. From the general manager of Norths Collective: "administered the contract to ensure the project was delivered on time and budget".
